The website accepts non-binding enquiries only. Forms do not place orders, activate subscriptions, reserve land or collect payment. Listed paid plans, scopes and prices are proposals subject to written confirmation. Before accepting a mission, obtain a proposal identifying the contracting entity, its address and registration or licence, the responsible providers, deliverables, schedule, total price and applicable taxes, payment, cancellation and complaints terms. Availability, authorisations and any land mandate must be verified. These website terms do not replace a signed service agreement.
What DEVOS is
DEVOS is a services company and software platform for emerging real estate developers in the UAE. Regulated activities (RERA brokerage, SCA-regulated capital introduction, MoHRE-licensed staffing) require an identified, appropriately licensed provider before any assignment. Nothing on this site is a regulated financial service provided by the site itself.
Data, calculators and no investment advice
Market metrics combine recorded Dubai Land Department transactions and estimates; estimated values are labelled as such on the page. Feasibility outputs are deterministic calculations from your inputs and public benchmarks. None of it is investment, legal or tax advice, and no figure is a guarantee of any outcome. Verify every number independently before committing capital.
Marketplace listings
During the platform's initial phase, land listings shown on /land are illustrative examples built from real zone benchmarks, published to demonstrate the marketplace format while live inventory is onboarded. They are labelled as such on the page, their reference codes do not correspond to plots currently for sale, and no listing is an offer capable of acceptance. Real plot access goes through /contact.
Accounts and acceptable use
You are responsible for the accuracy of what you store in your workspace and for keeping access to your email secure, since sign-in uses magic links. Do not probe, overload or attempt to access data of other organisations; row-level security enforces isolation and attempts are logged.
Liability
The site is provided as is. To the maximum extent permitted by law, DEVOS is not liable for decisions taken on the basis of the site's data or calculations, for temporary unavailability, or for indirect losses. Mandatory statutory rights remain unaffected.
Governing law
For any service agreement, the contracting entity, applicable law and dispute-resolution terms must be expressly identified and reviewed before acceptance. Mandatory rights remain applicable. A website enquiry does not establish a service contract.
